Access Statement
Introduction
We aim to cater for the needs of all visitors in our 4
bedroom bed and breakfast. The guest accommodation is
separate from the main house, having 3 double bedrooms with
en-suites in the stable block and 1 double bedroom at the
rear of the house with its own separate entrance. The
following statement is a summary of our provision. If you
have any specific questions please feel free to call us and
we will endeavour to help.
Pre-Arrival
There is a bus stop about 300 yards from our front gate and
there is a country bus service which runs approximately
every hour to Bristol, with a restricted service on a
Sunday.
There is no direct bus into Bath from outside
of our house.
The Lansdown Park and Ride into Bath is 10
minutes away by car. The bus takes about 10 minutes to get
into Bath and drops you in the very centre of Bath. A
return fare is £2.00 each at the time of writing.
The Bristol Parkway train station is 20
minutes away by car.
There is a local taxi service that has
accessible taxis if required, we can make a booking for you.

Arrival & Car Parking
Facilities
On arrival to the property there is an entrance gate, these
are open 24 hours when the B&B is operating.
No marked parking bays but there is ample
room for all cars.
The driveway surface is level, flat and made
of Cotswold stone pebbles, however there is a cobblestone
footpath which covers the length of the stable block
accommodation to the driveway. The Rosemary Room at the
rear of the property is accessed by flag stones and then a
small length of Cotswold stone pebble pathway.
We can assist guests with luggage
The village is a few minutes drive from the
Fern Cottage. We don’t recommend walking into Pucklechurch
as there are only narrow grass verges.
Main
Entrance and Breakfast Room
The main entrance is at the rear of the property. The door
to the rear lobby has two shallow steps, each 8 cm high.
The door has a grab handle either side of the door.
The rear entrance lobby door is open .
The door is to the rear lobby is 79cm wide
with a round wooden grab rail to the left
The door to the breakfast room is 78cm wide.
There is seating provided in the Breakfast
Room
There is tiled flooring to the entrance lobby
and the Breakfast Room is carpeted.
Public Areas - General

Three of our bedrooms are in the stable block on the ground
floor and have their own entrance doors. One further
bedroom is located at the rear of the house again with its
own entrance door.

Breakfast Room
Breakfast is served in the Breakfast Room on the ground
floor.
The door to the rear lobby has two shallow
steps, each 8 cm high. The door has a grab handle either
side of the door.
The rear entrance lobby door is open from
6.30 am weekdays, 7.00 am weekends and closed after 9.30 pm

with a round metal grab rail to the left
The door to the breakfast room is 78cm wide.

There is tiled flooring to the entrance
lobby. The Breakfast Room is carpeted.
Furniture is flexible and can be moved on

Tables have underspace of 60cm high by 136cm
wide x 91cm across and height of 75cm (legs on each
corner). There are chairs with arms and without which can
be moved to accommodate.

A supermarket, chemist and other shops are 1 mile away by
car.
Leisure Facilities
There are leisure facilities in the area, reachable by car
such as nature reserves, swimming pools, golf courses, cycle
paths and the Cotswold Way.

There is a 65cm route between bed and the
wall one side. 70cm route from bed to dressing table. 90cm
route from end of the bed to the chest of drawers. The bed
is moveable.
Furniture is moveable on request
Beds are 54cm high but can be raised with
blocks on request
Television with remote control, video,
teletext and freeview. Videos are available to guests free
of charge.
Radio alarm clock
Two wicker chairs and one coffee table in the
small seating area.
All rooms are en-suite and are fitted with
showers. We do not have baths.

which can be removed if requested.

Grounds and Gardens
We have a large rear garden with seating with
large lawned area and Cotswold pebble pathway. Outside all
the guest accommodation there are seats and tables.
We also have a wildlife field and pond with
seating for guests’ use.

Assistance dogs are welcomed.

Mobile phone reception is generally good
If you require more assistance for evacuating
please notify us on arrival and we will ensure you are
evacuated safely e.g. hearing impairment.
We are a no smoking building - smoking is
allowed in the garden away from the accommodation doorways.
A pot is provided for cigarette ends
We have a fridge in the breakfast room which
can be used for medication (not available 24hours).
